It is fair to say that broadband connectivity matters a lot these days. We know this ourselves, we see it with customers, and it is found in the latest housing market studies.

Buyers want to live in a well-connected home

Market Financial Solutions undertook a survey of 1,282 UK-based homebuyers and home owners. The survey was undertaken between 23 and 27 April 2021.

Broadband and mobile connectivity was third on the list of most important factors buyers need to see when looking for a home (behind outdoor space at the property, and the square foot coverage of the property).

In 2019, broadband and mobile connectivity was listed eighth in the priorities for a house-buyer. Therefore, this is a factor that matters in the housing market.

Paresh Raja, CEO of Market Financial Solutions, comments: “It is clearly a fascinating time for the property market. As MFS’s data shows, the wish list of UK property buyers and evolved considerably since 2019, with the pandemic playing a fundamental role in reshaping people’s priorities. We must now watch to see which trends continue and which are reversed as the Covid-inspired restrictions are peeled away.”

Broadband is changing locally

With so much evidence that the quality and reliability of broadband matters in the housing market, it is great news to hear that Openreach is undertaking a significant project to boost broadband speed in and around the local area.

Key figures and benefits from the work include:

·       A cost of £144m for the project

·       Broadband which will be 10 times faster than the average home broadband connection

·       At the top download speed, it will take two minutes for a user to download a two-hour 4k film

·       At the top download speed, 100 music tracks can be download in less than seven seconds

Work is expected to take place through to 2026, with the work in locations such as Baldock, Hitchin, Royston and Arlesey set to be completed by April 2025. The project will hopefully conclude by December 2026 with locations such as Shefford, Ashwell and villages in Bedfordshire covered.

Openreach’s regional director Kieran Wines said in a statement; “Nobody in the UK is building full fibre faster, further or at a higher quality than Openreach. We’re reaching more communities than ever and our team of highly skilled engineers, alongside our build partners, are working hard to deliver some of the fastest and most reliable broadband available anywhere in the world. Just last month we announced 154 rural and hard to reach locations were to benefit, so it’s great that we’re able to reveal another huge broadband boost for the region with these additional 47 locations.”

It has been reported that this investment will positively impact the signal for around 100,000 properties in Hertfordshire.

The John Henry Group is named as a company assisting the new network build, and programme director Jonny Wilson said: “This is fantastic news for Openreach, the John Henry Group and ultimately the customer. We are working very closely with Openreach to enable this build ambition into a reality. Scaling this ambition will require investment in a number of key aspects, including new opportunities for an entry level demographic.
